Cette r\u00e9gularisation vise \u00e9galement \u00e0 am\u00e9liorer les conditions de logement, \u00e0 garantir la s\u00e9curit\u00e9 structurelle et \u00e0 permettre aux propri\u00e9t\u00e9s de se conformer aux r\u00e8gles d&#8217;urbanisme.  <\/p>\n<p>Le d\u00e9lai de r\u00e9gularisation des logements est fix\u00e9 au 31 d\u00e9cembre 2025. Les propri\u00e9taires doivent pr\u00e9senter les documents suivants au service municipal de la construction : <\/p>\n<ol>\n<li>Simple d\u00e9claration du propri\u00e9taire confirmant la propri\u00e9t\u00e9 du bien et l&#8217;absence de revendications.<\/li>\n<li>Sp\u00e9cifications techniques : croquis, plans de situation et plans \u00e0 l&#8217;\u00e9chelle montrant les plans et les mesures de l&#8217;habitation, sign\u00e9s par un architecte.<\/li>\n<li>Rapport d&#8217;un professionnel comp\u00e9tent (par exemple un architecte) certifiant que le logement est conforme aux normes d&#8217;habitabilit\u00e9, de s\u00e9curit\u00e9 et de stabilit\u00e9 et qu&#8217;il n&#8217;est pas situ\u00e9 sur un terrain interdit.<\/li>\n<li>Certificat d&#8217;\u00e9valuation fiscale d\u00e9livr\u00e9 par le Servicio de Impuestos Internos (Service des imp\u00f4ts).\n<\/li>\n<\/ol>\n<p>Une fois ces documents d\u00e9pos\u00e9s, le service des travaux municipaux examine la demande et, si tout est en ordre, d\u00e9livre le certificat de r\u00e9gularisation dans un d\u00e9lai de 90 jours ouvrables.<\/p>\n\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-2efb010 e-flex e-con-boxed e-con e-parent\" data-id=\"2efb010\" data-element_type=\"container\" data-e-type=\"container\" data-settings=\"{&quot;jet_parallax_layout_list&quot;:[]}\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-9520041 elementor-widget elementor-widget-heading\" data-id=\"9520041\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Article 3 : R\u00e9gularisation des logements de plus de 90 m\u00b2.<\/h2>\t\t\t\t<\/div>\n\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-40ef42b e-flex e-con-boxed e-con e-parent\" data-id=\"40ef42b\" data-element_type=\"container\" data-e-type=\"container\" data-settings=\"{&quot;jet_parallax_layout_list&quot;:[]}\">\n\t\t\t\t\t<div class=\"e-con-inner\">\n\t\t\t\t<div class=\"elementor-element elementor-element-15d4f3b elementor-widget elementor-widget-text-editor\" data-id=\"15d4f3b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t\t\t\t\t\t<p>L&#8217;article 3 \u00e9tend la proc\u00e9dure de r\u00e9gularisation aux habitations d&#8217;une superficie inf\u00e9rieure ou \u00e9gale \u00e0 140 m\u00b2 et d&#8217;une valeur imposable inf\u00e9rieure ou \u00e9gale \u00e0 2 000 UF. Ces logements peuvent \u00e9galement \u00eatre r\u00e9gularis\u00e9s s&#8217;ils remplissent les conditions suivantes : <\/p>\n<ul>\n<li>\u00eatre situ\u00e9s dans des zones urbaines ou rurales (sauf dans les lotissements approuv\u00e9s par le d\u00e9cret-loi n\u00b0 3.516 de 1980).<\/li>\n<li>Respecter les normes d&#8217;habitabilit\u00e9, de s\u00e9curit\u00e9 et de stabilit\u00e9.<\/li>\n<li>Assurer l&#8217;installation des services de base tels que l&#8217;\u00e9lectricit\u00e9, l&#8217;eau potable, les \u00e9gouts et le gaz.<\/li>\n<li>Comme pour l&#8217;article 2, les propri\u00e9taires doivent pr\u00e9senter un certain nombre de documents et, dans certains cas, un projet de calcul structurel.
