Farm in Puerto Aysén – Los Palos Lagoon – Aysén Region

A natural paradise of 390.6 hectares with enormous tourism and conservation potential in Puerto Aysén

Located just 17 minutes from Puerto Aysén, Campo Laguna Los Palos represents a unique opportunity for those looking to develop a tourism, livestock or conservation project in one of the most spectacular natural environments in Chilean Patagonia. With 390 hectares, this property combines scenic beauty, excellent connectivity and high productive value.

The farm in Puerto Aysén, Laguna Los Palos, offers a variety of landscapes that include mostly flat areas, medium slopes, 400 meters of shore of Laguna Los Palos and approximately 700 meters of the Pangal River, all oriented to the north, which guarantees excellent sun exposure and privileged views. The land is used for raising horses, kayaking, trekking and fly fishing, which confirms its versatility for both recreational and productive activities.

The property has approximately 140 hectares of native forest on hillsides with panoramic views, about 50 hectares of meadows, and the rest are high quality forage grasslands, ideal for strategic rotational grazing. This diversity of soils makes it possible to take advantage of the drier areas in winter and use the meadows during the summer, making it especially suitable for small and medium-sized producers seeking sustainability and climatic adaptability.

There are functional constructions already built, such as a rural house of 60 sq. mts. and a 70 sq. mts. shed . The property has its own land registry, perimeter fence, water feasibility (with a project underway and provisional access from the lagoon and estuaries), and electrical feasibility, with the last pole only 300 meters away and cables that cross the river. Although 1.5 kilometers of road still need to be built to access the farm directly, crossing five streams, it can currently be accessed by crossing the Pangal River.

The location is strategic. The farm belongs to the commune of Puerto Aysén, in the Aysén del General Carlos Ibáñez del Campo Region. The public road to the boat crossing for access is gravel in excellent condition, and the Balmaceda airport is only two hours away via Route 240 and the Carretera Austral. Puerto Aysén is emerging as one of the destinations with the greatest tourist projection in Patagonia, thanks to its proximity to Coyhaique, connectivity with Puerto Chacabuco and its proximity to areas of high interest such as Laguna San Rafael and the southern fjords.

In terms of biodiversity, the camp is home to native species such as coigües, cypresses, myrtles, black hawthorn and calafate. The fauna includes a great variety of birds – such as ducks, bandurrias, thrushes and kestrels – as well as sightings of pumas, huemules and fario and rainbow trout in the lagoon.

The Puerto Aysén, Laguna Los Palos is not simply a real estate investment, but the opportunity to develop a unique and sustainable project in one of the most pristine environments with the greatest potential for growth in southern Chile.
